Host Agreement

Explain that this agreement applies to hosts who list a property and accept bookings through Lodge, and that it sits alongside the Terms & Conditions. Confirm that the host is an independent operator, not an employee or agent of Lodge.

Require hosts to keep their listing accurate, complete, and up to date, covering descriptions, photos, video walkthroughs, amenities, location, availability, and pricing, and to keep their calendar current.

State Lodge’s core promise to hosts: 0% commission, so the host keeps their full offline rate, with the 10% service fee charged to the guest instead. Explain that Lodge collects the full payment from the guest and pays the host their accommodation amount. Reference the Lodge Payments Terms for the payout lifecycle and timing.

Set out the host’s ongoing obligations.

• Honour confirmed bookings and avoid cancellations except where unavoidable.
• Provide the property as described, in a clean, safe, and habitable condition.
• Hold the licences, registrations, permits, and insurance required where the property is located.
• Comply with local laws, including tax, health, safety, and short-stay or homestay regulations.

Explain the consequences when a host cancels a confirmed booking, including the guest’s right to a full refund, and any effect on the host’s standing on the platform. Cross-reference the Cancellation Policy.

Clarify that hosts are responsible for determining, collecting, and remitting any taxes due on their earnings, and for providing Lodge with the information needed for any required reporting.

Cover the host’s responsibility for their property and guests, the limits of Lodge’s liability, and any indemnity the host gives Lodge. This section needs careful drafting by counsel.

Describe when Lodge may remove a listing or suspend a host, and what happens to bookings already in place.
